How these numbers were built
Sources. Two reports pulled August 30, 2026: the Hudson County MLS closed sales report through Paragon, and the NJMLS Matrix record of all closed and recorded transactions across Bergen, Essex, Hudson and Passaic Counties.
Reconciliation. The two systems were matched on street number, street name and closed price. Forty eight transactions appeared in both and are counted once, not twice. Listings that had not closed were removed. Two closings recorded in the transaction management system but absent from both MLS exports were added.
What is counted. Closed sales and closed rentals and leases are reported separately and never combined. Sales volume is the sum of recorded closed sale prices on transactions where Scott Selleck was the listing agent, the selling agent, or both. It is not a measure of commission earned.
Date range. These two reports return transactions from 2001 forward. Closings recorded before that date are not represented in either export and are not included in any figure on this page.
What is not counted. Transactions closed outside these two MLS systems, including new construction, off market sales and out of state relocation referrals, are not represented here. The figures shown are therefore conservative.
